Oracle Doubles Down on Nashville: More Land, More Jobs, and a World Headquarters in the Making


Nashville’s East Bank is quickly transforming, and at the center of that evolution is one of the biggest names in tech—Oracle. With multiple land purchases and a long-term commitment to building out a major campus, Oracle is not just growing its presence in Music City—it’s reshaping it.


Another Major Land Grab

In one of its most recent moves, Oracle spent $42 million to acquire yet another parcel in the River North section of the East Bank. This site, located at 2161 Waterside Drive, covers just under three acres and was previously intended for a new residential and retail project by developers MRP Realty and Creek Lane Capital.

This acquisition adds to Oracle’s already significant real estate footprint in the area, bringing its total East Bank holdings to more than 70 acres. To date, the company has spent a collective $379 million on land in this section of Nashville alone.


Looking Back to the First Big Step

Oracle first made headlines back in 2021 when it purchased over 65 acres for $253.7 million, committing to build a tech hub that would bring 8,500 jobs to Nashville by 2031. The company also secured more than $200 million in state and local incentives to support this ambitious plan.

Though construction on the actual campus hasn’t started yet, the company hasn’t slowed down. It recently purchased an additional 3.7 acres for $60 million, matching the price previous owner GBT Realty paid in 2021. That property had been planned for a large hotel and residential development before Oracle stepped in.


From a Campus to a Headquarters

While Oracle initially framed its East Bank project as a massive tech hub, it now appears to be something much bigger. During a 2024 visit to Nashville, Oracle’s co-founder and chairman Larry Ellison referred to the East Bank development as the company’s future world headquarters. He also confirmed that renowned architect Norman Foster—known for designing Apple’s Cupertino campus—has been hired to lead the project’s design.

That statement marked a major turning point, not just for Oracle’s project but for the future of the city. What was already Tennessee’s largest-ever economic development deal is now poised to become the centerpiece of Oracle’s global operations.


Growing the Local Team

As Oracle continues to prepare for its long-term expansion in Nashville, it’s also steadily increasing its local workforce. According to a 2024 year-end filing, Oracle now employs nearly 900 people in the city—a 25% increase from the previous year. The company currently lists around 130 open positions on its career page.

While the East Bank campus remains under development, Oracle is still growing its physical footprint downtown. Most recently, it added another 60,000 square feet of office space through a sublease with HealthStream at Capitol View. This brings the company’s total leased space in the area to over 200,000 square feet.


Why It Matters

For Nashville, Oracle’s continued investment is about much more than jobs or commercial real estate. It represents a shift in the city’s future—toward tech, innovation, and global relevance. What started as a multibillion-dollar tech campus has evolved into something even more impactful: the potential headquarters for one of the world’s largest software companies.

With more land acquired, more people hired, and a global spotlight shining on the East Bank, Oracle’s presence in Nashville is just getting started. The city’s next chapter is being written now—and it’s worth paying attention.
