The Latest Data as of September 8th

Mortgage Rates
Rates hit their lowest point in almost a year. Just like last September, this kind of dip has the potential to re-energize buyer demand.

Inventory
Available homes dipped to 847,000. Instead of stacking up, supply is tightening — a trend that defies the usual seasonal slowdown.

New Listings
65,000 homes came to market this week, a modest 2% increase from last year. It’s not a surge, but it’s a positive sign of healthier activity.

Home Prices
Median pending sale price: $397,000. That’s a few percent higher than last year, and if rates keep falling, prices could rise further.

Home Sales
65,000 homes went under contract this week — up 7% year-over-year. More buyers are slowly stepping back in.

Price Reductions
41.5% of homes had price cuts. While still significant, this number is trending downward, showing sellers and buyers are finding more common ground.
