Uncovering a home seller’s biggest fear...

Often a seller’s biggest fear is “What if my house sits and doesn’t sell?” As a real estate advisor in Brentwood, TN this is what I want you to know before you list your home.

Buyers have more choices right now.  It’s very simple.  They’re taking their time, comparing homes carefully, and they’re in no hurry to make a decision. This is a far cry from the 2021 housing market where homes were receiving multiple offers as soon as they hit the market.

Simply putting a great house on the market isn’t enough in today’s market.

Pricing right is so important!  A buyer only sees the value when the price and presentation make sense together.  The lens from which they are looking and comparing your home is based on price first.  Do they believe the price you have listed your home? Does it support buyer expectations? 

I advise my sellers that the price is the invitation. If buyers don’t believe the price, they may never walk through the door. And those first couple of weeks on the market matter more than ever.

Presentation matters just as much. Clean. Fresh. Edited. Furniture positioned to show the space rather than simply live in it, closets that don’t feel overcrowded, and walls freshly painted.  Investing in your home to prepare it for the correct presentation to hit the market is more important than ever.  

Here is a simple truth….We don’t stage and present a home for sale the same way we live in it.  These are two very different things.
